Through our growing network of trusted builders, dealers, and trade partners, we’re able to support projects well beyond what most local design-build firms can accommodate. While many companies limit themselves strictly to nearby jobs, our material supply relationships and remote design capabilities allow us to serve clients across New York State and throughout the Northeast.
That said, our primary focus will always be where our roots are: Central New York. This is where we know the codes, understand the climate, and have built strong relationships with local contractors, inspectors, and suppliers.

Absolutely! We’re happy to help with projects of all sizes. That said, because we’re a full-service design and build firm, some small projects may not be the best fit for our process or your budget. Our approach is most effective when there’s enough scope to justify thoughtful design, proper documentation, and coordinated execution.
With our smaller team, we often have to pick and choose what jobs make the most sense for us to spend our time on, and sometimes our pricing model might not work for your project in mind. Reach out and we’ll let you know for sure.

Every project is different, and pricing can vary significantly based on size, scope, site conditions, and material selections. Your budget ultimately plays a major role in shaping the final design and construction approach.
During your introductory meeting, we’ll review your goals and discuss realistic cost ranges based on similar completed projects. From there, we help align expectations early so your design stays within a comfortable and achievable budget.

Timelines vary depending on the size and complexity of your project, permitting requirements, material lead times, and construction schedules. Smaller design-only projects may take a few weeks, while larger design-build projects can span to a year or more from initial meeting to completion.
During your introductory meeting, we’ll outline a realistic timeline based on your scope and walk you through each phase of the process: from design and documentation to permitting and construction, so you have clear expectations from the start.

Tract 19 Building Group LLC is the dedicated general contracting arm of JSH Design & Build.
While JSH Design & Build focuses on thoughtful, efficient design and planning, Tract 19 Building Group brings those plans to life through skilled construction management and on-site execution.
Together, the two entities allow us to provide a seamless design-build experience all under one coordinated team. This structure helps ensure quality, accountability, and clear communication for every project we undertake.

For new construction projects, there are certain items that simply don’t make sense for us to supply directly. In some cases, these products are readily available to homeowners at the same pricing builders receive, so purchasing them through us wouldn’t provide any added value. These items typically include land, appliances, and furniture.
Some materials are provided directly by our subcontractors as part of their scope, such as drywall, paint, electrical devices (switches and outlet covers), and similar trade-specific components.
For finish selections, we include an allowance in your contract so you have the flexibility to choose what fits your style and budget without being limited to specific products. We’re always happy to assist with selections to make the process easier.

Yes. JSH Design & Build is structured to give homeowners flexibility. We operate as two entities: one focused on design and material packages, and another providing full construction services.
If you’d like to act as your own general contractor or hire your own GC, you’re welcome to purchase just the plans and material package from us. For local projects, we’re also happy to handle construction directly, and for projects outside our immediate area, we can often connect you with one of our regional builder partners.

Yes, we often supply many new homeowners with only plans for their new construction project. However, this option is a bit more expensive than the initial design deposit for jobs in which material packages or full-service contracts are used.

During initial construction, where JSH D&B or one of our partners is listed as the GC, no. Our insurance coverages does not extend to homeowners performing work on our jobs site.
Of course, it is your property and you can visit, but we ask that your visit during the initial construction phase is accompanied by a JSH D&B representative.
Many homeowners decide to do their own painting or trim work to save money, and that can be worked out and job-to-job basis.
