At JSH Design & Build, we design and build fully custom homes from the ground up. That means we design every element of your home on paper before construction. Every layout, every material, every room in your home is custom to suit you.
We handle the design, documentation, budgeting, and construction management under one structure. Your home is designed in-house and built by Tract 19 Building Group, our construction entity, or by one of our trusted independent dealers.
You work with one team from first meeting through final walkthrough.
What We Actually Do.
When you hire us for a custom home, here is what we provide:
1. Site and Feasibility Review. We review your land, zoning requirements, setbacks, utilities, access, and general site conditions. If you do not own land yet, we can review prospective parcels before you purchase.
2. Architectural Design. We design your home specifically for your property and lifestyle. Floor plans, exterior elevations, roof design, structural layout, and overall form are developed from scratch.
3. Full 3D Modeling. Your entire home is modeled before construction with our advanced software package, included 3D structural elements. This allows us to refine layouts, window placements, proportions, ceiling heights, and exterior details early.
4. Construction Documentation. We produce complete construction drawings suitable for permitting and building. This includes structural layouts, framing plans, sections, schedules, and energy compliance documentation.
5. Budget Development. We build your project estimate alongside the design. Adjustments are made before construction begins, not after.
6. Permitting Coordination. We prepare and submit required documentation for local approvals and pull all necessary permits for your project.
7. Construction Management. Through Tract 19 Building Group, we coordinate subcontractors, materials, scheduling, inspections, and quality control through completion.
